Which Closing Timeline Do I Qualify For?

Faster-Close: Be ready to close in as little as 6 days

Eligible clients must submit all required documents within 24 hours of applying and meet specific eligibility requirements. Subject to credit approval.

Required documents typically include:

  • Pay stub dated within 30 days of application date, containing year-to-date income​
  • Most recent 2 consecutive years W-2s
  • Homeowners Insurance declaration page or policy​
  • Most recent mortgage balance statement

Faster-Close eligibility requirements:

  • Collateral located in PA, OH, FL or NJ
  • Property Value is between $75K and $750K
  • Choice HELOC line amount is $400,000 or less
  • Single family primary residence homes
  • Client is a W2 Wage earner with 6 months at current employer or retired
  • Client must consent to the use of electronic delivery and electronic signature of loan disclosures.
  • Unfreeze credit if applicable

Examples of circumstances that require the standard track:

  • Collateral requires interior inspection or is in a Special Flood Hazard Area (SFHA)
  • Property is held by a Trust or LLC or is closing with a Power of Attorney (POA)
  • Property has a title insurance requirement
  • Simultaneous close with a mortgage
  • Property Report lists undisclosed liens or judgements or requires a Property Tax Report (PTR) for additional tax verification purposes

Standard Close: 30 Days to Close on average

75% of applications are approved in 30 calendar days or less. If additional documents beyond the required documents identified for the Faster-Close are needed, you generally will not be eligible for the Faster-Close. Documents should be submitted as soon as possible after applying.

Additional required documents may include:

  • Full interior appraisal
  • Explanation of recent credit inquires
  • Last 2 years' personal tax returns
  • Flood insurance policy
  • Trust agreement
  • Recorded Power of Attorney
  • Last 2 years' business tax returns

Circumstances that may require additional documents include:

  • Rental Incomes
  • Self-Employed
  • Second homes
  • Vacation homes
  • Non-single-family dwellings
  • Multi-unit properties
  • Condominiums
  • Large acreage property
  • Homes deeded in a Trust
  • Credit lines greater than $400,000 up to $1M

After an application is submitted, a PNC representative will contact the client to provide updates specific to the loan application and review any applicable next steps and/or outstanding tasks that may need to be completed to help expedite the closing timeline.

Clients identified as initially eligible for a Faster-Close may be informed of the requirements and potential timeline to close. Please note that additional eligibility restrictions identified later in the application process may affect Faster-Close eligibility.

If eligibility changes, the client will be notified and provided with an updated closing timeline as needed. If the loan application receives final approval, the client will be contacted to schedule a closing appointment at the earliest available time that is convenient for them.
