Yes, billing statements are available in Borrower Insight® and are mailed approximately 14 days prior to the due date.

Yes, Midland offers an Automatic Draft option for most borrowers. Your scheduled payment is drafted by Midland on a pre-arranged date per your authorization. To get signed up, please log into the CRE Servicing InsightSM portal to request an ACH Set-Up.

Tax, Insurance & Escrow Analysis

An escrow analysis is performed to confirm your monthly escrow payments will be sufficient to pay escrow items (property taxes and/or insurance) as they become due.

Increases can be the result of annual tax and/or insurance amounts increasing from the previous year. In addition, unless otherwise provided for in the loan documentation, an anticipated percentage increase may have been added to the tax and/or insurance amounts.

Reserves

Reserve draw requests can be submitted electronically to . For your convenience, please click on the following links for the Request for Disbursement forms and procedures.

In the event of a change of Property Management, a copy of the current management agreement will be required.

Please prepare a short cover letter including the loan number and the reserve account(s) from which the disbursement is being requested, a brief overview of the project and any concerns that should be brought to the reserve administrator’s attention.

Below is a list of items or forms typically required as part of the Reserve Disbursement Request. The description of any items or forms typically required for a reserve disbursement request are qualified in its entirety by reference to your actual loan documents. Specific requirements and/or forms may be included in your loan documents, reserve agreements and/or loan document exhibits that may be different than the general information provided here.

  • A signed and completed Midland Draw Request Form. Please make sure that you submit each type of request separately.
  • Please include a correct loan number on your cover letter as well as a signed and completed Midland Draw Request Form.
  • Copies of paid itemized invoices with applicable property address included
  • Copies of checks with accompanying bank statements or front and back copies of canceled checks as proof of payments
  • Lien waivers evidencing that the work has been completed lien free
  • Copies of any construction contract and the plans and specifications for the work (if applicable)
  • Copies of all building permits and other authorizations from government agencies as required for the completion of work (if applicable)
  • The cost breakdown of the work showing all amounts disbursed to date and the amount of proceeds required to complete the work (if applicable)
  • Title search for the property indicating that the property is free of liens, claims and other encumbrances not previously approved by lender (if applicable)
  • Provide a W9 for each vendor (only applicable if you are requesting a two-party check)
  • Provide tenant leases, Estoppels, current rent roll, amendments and brokerage agreement for TILC requests

The timeframe for fulfilling reserve disbursement requests varies depending upon the loan complexity, the turnaround time stated in the loan agreement (calculated from the receipt of a “complete package”), the timeliness of receipt of all necessary information, etc. Each disbursement request will be reviewed in conjunction with the compliance requirements stated in the loan/reserve agreement.

Our goal is to process each request within 10 to 15 business days provided that we receive all the required documents with original submission for the release of the funds. Receipt of the required information is very important; omissions or errors in documentation submitted to the reserve group may cause a delay in your reimbursement.

Yes, you may be able to receive your disbursement funds more quickly if you submit wiring/ACH instructions along with a completed Borrower Funds Disbursement Authorization Form with your request.
